Diesoline Espresso

Extensive renovations have created an urban oasis! A split level Espresso bar on the ground floor with an open court yard at the rear. Two offices occupy the second floor accessed via a separate side entrance.

The owner of 7 Bath St originally wanted to convert the building to offices. We provided them with some concept plans but after careful consideration they decided to keep the upstairs as offices, one of which will be the new BrandAid office, and turn the street level into an Espresso bar!


Having already fully measured the building it was easy for us to do a new concept design for the coffee lounge. The owners knew what they wanted so it was just a matter of converting that into something structurally doable and compliant with all relevant sections of the building code.

Any alterations to existing buildings require disabled access and means of escape from fire to be brought up to code. This presented us with a few interesting challenges. We had to create an accessible WC without encroaching on the main ordering & service areas. Realistically there was only one place it could go, but an innovative interpretation of one part of the building code gave us a workable solution.

The building has several different levels with differing uses so fire separations were required throughout; and a new fire alarm system was installed as per the fire report provided by Fire Safety Advisory Service.
We engaged Stevenson Brown Ltd for the structural work. They dealt with the new openings in the brick walls and enabled us to do away with the timber post in the middle of the floor.
A section of roof was removed to create an outside courtyard area. For this we detailed a butynol roof/ floor with removable decking panels; and we had to convert what were interior walls into exterior walls with all the associated weather-tightness issues.

Resource Consent was needed for this job because the building lies within the George St Heritage Precinct and the changes are 'visible from a public place'. ArchiDesign provided Virtual Refurb images to council as part of the application. The consent was granted without any problems or delays.

Braeview Residence

ArchiDesign were contracted by McCoy and Wixon Architects to complete the working drawings package and oversee the construction of this magnificent home.


Architect Hamish Wixon developed the original concept for the design before handing it over for documentation. A full 3D model of the house was created using Archicad, from this all the working drawings were drafted. Using this method enables us to gain a complete feel for the design and work out in great detail how all the elements would fit together. The lower story is constructed from concrete block, the upper story is timber frame clad with Hebel.

Testament to the success of this design ethos is how smoothly the build went on site. The quality of the documentation allowed a seamless integration on site between all trades. The construction on site was carried out and managed by Stevenson & Williams Ltd.

Hillside Road

The existing derelict shell was rejuvenated by creating a new shopfront, adding windows to the side elevation and plastering the exterior. A new grid ceiling, steel stud partitioning, plaster & paint completed the interior fitout.

The brief for this project evolved as it progressed. Initially we were akesd to create a new shopfront with full height glazing and to add some windows / doors to the carpark side. This gave the owner the widest range of possible tenancy options. During the initial phase of construction a new tenant was found who had particular requirements for the interior fit-out.


The exterior works were completed as an amendement to a previously held building consent. The fit-out was then applied for as another amendement. The 3d imagery was provided to show the proposal to the client & later to decide on a final colour scheme. A ventilation designer was engaged to achieve compliance with the Building Code Section G4.

Betty's Liquor Store

A new shopfront to maximise the retailing potential of this location was a must for the new tenants. A completely new interior fitout was also required for the bright new store.


Betty's Liquor were looking for a high profile retail space in the north end of town. They had some pretty firm ideas of what they needed to optimise their retail operation. As the old shop had been completely gutted there was no problem accommodating the new tenants needs.

The difficulty arose with the store frontage. The tenants were adamant they wanted a full glass frontage. The shop is located in the George St Heritage Precinct so is subject to the townscape rules specific to that area.

Resource Consents are often based on compromise. Our original submission (see picture) showed the full glass frontage. The DCC Architects pointed out the rules that talk about sill heights, glazing area and recessed entrance ways. After some dialogue we arrived at a compromise with timber window frames, a slightly lower sill and a much shallower recess in the entrance.

Once the right solution was found the project moved straight into the construction phase. Betty's are trading now and the new shopfront looks fantastic!

Two Chefs Bistro

Full interior fit out for new fine dining restaurant. Alterations to street frontage of listed heritage building.


The space now occupied by Two Chefs Bistro was previously a small cafe and a retail shop. The new owners of the building would like to see Lower Stuart St become Dunedins fine dining precinct so were particularly keen to accommodate the new Two Chefs.

Altering an existing building requires owners to upgrade the fire safety features of the structure to meet current building code levels. The top two floors of the building are very run down and all but empty. The owners did not want to bring this part of the building up to code as it would be very costly and not practical given that the spaces are empty. Under Section 112.2 the works were allowed to proceed because the fire alarm system was improved throughout the whole building improving the 'means of escape from fire' to a level that was acceptable by the DCC.

 Allbell chambers is a listed heritage building, the Facade is protected and it's listed as Historic Places Trust category II. This means that Resource Consent is required to make any changes to the frontage. Historic places also came into the building and pointed out some significant features which they wanted to see preserved.

Clashes sometimes arise between the wishes of HPT and what is required by the building code. A new fire rated ceiling was needed under the building code, unfortunately it had some intricate plaster work which would need to be covered up. The new Tenants liked the historic nature of the space and didn't want to loose this feature. Moulds were made from the original scotia and the new scotia was then fitted to the fire rated ceiling.

We had to do away with one of the original shop entrances so where possible we re-used the original timber window frames and re-tiled the frontage to match the existing. The result is a seemless double frontage totally in keeping with the old shop front. It's definitely enhanced the area and breathed some new life into a grand old building.

Fox Apartments

Convert old night club / hotel to modern inner city apartments. Full upgrade of fire safety systems & structural strengthening for earthquake prone buildings required.

It's hard to imagine a more difficult consenting process that what's been undertaken with The Fox Apartments project. Part of a large cluster of buildings owned by Oakwood Properties The Fox Apartments will occupy the space that was Foxy's and later KC's night club. Below them at street level is a bar, restaurants and retail space.

Because the new dwellings are residential a high level of acoustic separation is required. Consultants were engaged to do the acoustic design work. We also engaged plumbing, drainage & ventilation consultants as well as the usual fire report and structural engineering.

During the processing of the building consent application the DCC informed us that the building was considered by them as 'earthquake prone' so our structural engineers had to develop a design to strengthen the building. This needs to be done with as little disruption to the existing tenants as possible.

Feldspar Project Management have developed a scenario whereby the works will be carried out in stages. We are currently awaiting structural details from the engineer before we can re-submit to council for what should be the last time!

205 High Street

Nestled between two beautiful heritage houses, this 1980's concrete eyesore stuck out like a sore thumb. Now it stands out for all the right reasons!


The owners of this building approached us to perform a Virtual Refurb on this tired old concrete box. Keeping a limited budget in mind we aimed to get the building to sit more recessively into it's surroundings. we modernised the look by giving the windows depth and softened the materials by adding timber screening. New entry doors and a fresh colour scheme finish off the make over.

They were so thrilled by the results of the Virtual Refurb they went ahead with the construction phase. They now have a fantastic looking building with far better potential.
